We sell bank owned properties currently at the lowest prices seen for many years - these properties are normally sold very quickly, in many cases a matter of days, so we find that the time frame available makes it impossible to advertise properties globally and find clients before they are actually sold to local investors. Therefore, we have devised a service that enables our clients to take advantage of the incredible investment opportunities available, the stages of the process are as follows:

1.       The client sends us a brief email describing the type of property and locations they are looking for.

2.       We will contact the client for an informal discussion to explain and introduce our service, if the client decides that our service might be suited to their needs we will arrange for the Florida office to make contact with them.

3.       The Florida office then calls the client to get full details of type of property, area and budget, and to answer any questions.

4.        The Florida office makes up a personal list of bank owned/REO properties for the client to give an example of properties that are currently available. At this point the client decides whether to proceed and take advantage of our service.

The Service, properties bought from a distance.

1.       The client will be asked to sign our agreement (copy on request) and transfer $2,500 to the attorneys clients account in Florida - this sum is used as a deposit and holds the seller under contract when the client decides to proceed with the purchase of a property. Please note that these are the client's funds and are held in the attorneys account in their name.

2.       The Florida office sends a list of current bank owned/REO properties for the client to consider, if the client is interested in any of the properties the Florida office will obtain more details. If the client wishes to proceed with any of these properties the Florida office will submit a contract to the seller/bank on the property or properties, we advise our clients to put in offers on multiple properties as there can be fierce competition from other buyers.

3.       When the seller/bank comes back with a positive response on any of the offers it is the clients choice whether they wish to proceed with a purchase. If we do not find a suitable property for the client the $2,500 deposit is returned upon request.

4.       If the client proceeds with a purchase we then have the property surveyed for them, if they are happy with the survey the sale proceeds to closing. The client is fully represented by a local attorney who signs all the relevant papers and records the deeds at closing in the client's name(s).

5.      The day you take ownership of your property we can provide a full property management service to cover every aspect of owning a property in Florida, which includes finding tenants, provide a team accountant if necessary, a complete repair service or just keep an eye on it for the owner, this is truly an armchair service.

If you are planning a trip to Florida, our team would be delighted to meet with you to show you properties that meet your criteria.
